Commercial Mortgages

Bridging Finance

Bridging finance acts as a short term loan (between 3-24 months). These are used to bridge the time gap between the sale of a property or refinancing into a term loan. These loans may be secured on either the old property, the new one or both together. A valuation of the properties involved is required in order to secure this type of loan.

 

Whilst the rates you pay are generally higher for this type of loan, Bridging can often be used in situations where funds are required sooner and for short term requirements such as auction properties, property refurbishing and prompt purchases.

 

Bridging loans can be sourced relatively quickly, this is subject to lenders being satisfied on exit strategy.

Commercial Finance

Commercial finance describes the range of products and services offered to businesses in order to allow them to achieve their goals during the financial year. At Movantia, we offer a range of products, such as asset finance, invoice finance, bridging, commercial loans and business loans.

 

We have access to providers of unsecured business loans ranging from £50,000 upwards. The benefits of commercial finance are vast, including the ability to: refurbish the office, invest in assets and take on more employees, working capital and expansion.

Buy-To-Let

Buy-to-Let allows investors to increase their passive income by purchasing property and letting this out to tenants.

 

Rental income benefits the owner of the property as it can be used to pay towards mortgage repayments. In addition to this, as property value appreciates, there will be an increase on the return on investment

 

Consumer Buy-To-Lets are regulated therefore passed onto a mortgage advisor.

Development Finance

Development finance allows businesses to receive funding in order to assist with the costs of construction or refurbishment on either commercial or residential properties. It is a short term loan that is given in stages.

 

We have lenders with funding solutions for ground up developments, redevelopments, conversions, major renovation works or light/major refurbishments.

 

Some lenders would finance up to 100% of the build cost and 70% of end values (GDV) dependent upon the nature of each project.
